E M Pharma at Rothley Lodge

Case Study: E M Pharma

Indispensable premises created by Rotherhill

With the purpose-built 223,000 square foot commercial development, Rothley Lodge in Leicestershire, now fully occupied, we focus on the third and final tenant to take up residency, Day Lewis Plc.  The national pharmacy group now sit alongside industrial automation component distributor BPX Electro-Mechanical Co. Ltd, and Selective Marketplace Ltd, a privately owned company with two premium womenswear brands.

Rotherhill was able to redevelop and repurpose the 14 acre site originally purchased from Samworth’s Plc and funded by Mattioli Woods Private Investor Club in July 2017, into bespoke industrial units designed to help the occupiers better manage their businesses both now and in the future.

Phase two and the final plots at Rothley Lodge consisting of two units, the first 90,000 square feet, the second 35,000 square feet, are both now occupied by the Day Lewis Group.

The award-winning Day Lewis Group is one of the UK’s and Europe’s largest independent pharmacy chains, providing essential healthcare to communities across England.  The group has grown from a single pharmacy outlet in Southampton to over 260 pharmacies across the UK.

Rothley Lodge is now home to the Group’s subsidiary, EM Pharma, a specialist supplier of eye, ear & nasal products.  EM Pharma have been developing, manufacturing and commercialising product solutions for nearly 20 years.  Their private label solutions are supplied to retail, e-tail and healthcare partners in the UK and across International markets, while their own branded products are stocked on shelves worldwide.

In moving from their previous premises in Old Dalby, they not only expanded operations but by investing in a £1m fully automated packing line to create a dedicated assembly, packaging and distribution premises, they have increased productivity.

There’s no doubt that the move to Rothley Lodge has helped the business to future-proof, providing the space needed to expand operations in a brand new, state-of-the-art facility that will allow the business to continue pushing the boundaries of pharmaceutical innovation.

Paul Bagshaw is the owner and managing director of Rotherhill Developments and specialises in all aspects of redevelopment, from regeneration to new builds, as well as asset management. He says: “We are delighted to have completed on the Rothley Lodge industrial scheme and to have welcomed three growing businesses as occupiers one of which is the Day Lewis Group.”

Paul adds: “Rothley Lodge provided a unique and rare opportunity for occupiers to design and build to meet their needs and requirements. In the current market, there are few opportunities for local owner occupiers to purchase on a freehold basis, and most recently built units fail to cater for businesses seeking smaller industrial accommodation. Having recognised the lack of supply of high-quality, bespoke industrial space in the sub 150,000 sq ft region, we set out to develop a site capable of accommodating a range of growing businesses.”

Rothley Lodge premises range from 35,000 to 128,000 sq ft and were made available to businesses on a leasehold or freehold, design and build basis.
