Designed for a perfect fit!

Rothley Lodge in Leicestershire, a purpose-built 223,000-square-foot commercial development undertaken by Midlands-based Rotherhill Developments is now fully occupied.

 

The site comprises four industrial buildings with three very different occupants each with their own requirements: national pharmacy group Day Lewis Plc, industrial automation component distributor BPX Electro-Mechanical Co. Ltd, and Selective Marketplace Ltd, a privately owned company with two premium womenswear brands.

 

Selective Marketplace was the first to take up residency in January 2020.  With their business on the rise, they took the decision to relocate from Belton Road West, Loughborough into bigger, more accommodating premises.

 

Hannah Dashper, Operations Director of Selective Marketplace, comments: “We grew out of our building in Belton Road which was a post war, light industrial estate in the middle of a residential area. Moving to Rothley Lodge has been a game changer for our business, our building now works for us rather than against us. The location is much appreciated by our suppliers delivering and our couriers collecting as it’s so near to the M1 and East Midlands Airport. We have been able to push back collection times as a consequence of our new location, offering a better service to our customers as a result.”

 

Moving into the new premises offered an expansive blank canvas allowing Selective Marketplace to create bespoke warehousing and generous office accommodation ideal for their needs both now and for the foreseeable future.  With such a spacious building, Selective Marketplace chose to install a mezzanine floor essentially doubling the warehouse space and fitted a bespoke racking system throughout.  In doing so, they have created an airy, spacious environment enjoyed by all the staff there.

 

Hannah adds: “Working with Rotherhill was great, they don’t hang around.  I think we made contact with them in September 2019 and had done the deal by December! Their part of the build was finished by the following September and we moved in to finish the offices and packing area before moving over fully in January.

 

The building was designed to our specifications, and the Rotherhill team were supportive and worked with us to get the details right.”

 

Paul Bagshaw is the owner and managing director of Rotherhill Developments and specialises in all aspects of redevelopment, from regeneration to new builds, as well as asset management. Having recognised the lack of supply of high-quality, bespoke industrial space in the sub 150,000 sq ft region, we set out to develop a site capable of accommodating a range of growing businesses.”

 

Rothley Lodge premises range from 35,000 to 128,000 sq ft and were made available to businesses on a leasehold or freehold, design and build basis.
