Case Study: Rotherhill Business Park, Thorpe Road

With the move toward value-add and opportunistic investments, Developers are increasingly seeking opportunities to repurpose or redevelop inefficient or tired sites with the potential to enhance and improve buildings. In doing so, the reimagined sites become more attractive to would-be tenants and occupiers looking for easy to maintain, turnkey units suitable for their particular business needs.

Development of this site was completed by Rotherhill Developments and its funding partner, DCS 452, in late 2021.

 

The site was originally marketed as a 1.32-acre site offering circa 27,000 square feet of warehousing, retail and manufacturing space. Rotherhill partially demolished and refurbished the site to create purpose-built, high-end smaller business units and in doing so, generate a vibrant business park in the heart of Melton.

 

Working with interested parties, Rotherhill delivered a mixed-use site comprising six units of 1,150 sq ft, four units of 1,450 sq ft, and three further units of 2,000 sq ft, 4,078 sq ft and 5,300 sq ft. The range of small industrial and hybrid business units can, and have been, designed to suit individual businesses’ requirements allowing for a multitude of organisations to relocate to the site, from builders merchants to food producers.

 

One of the more recent occupiers, Stace Roofing, took up residency in January 2022. Having previously rented for twenty years, the company decided to purchase two of the refurbished units outright. The location has, and continues to be, ideal for their business, offering easy access to most areas in and around Melton Mowbray.

Other businesses located at Thorpe Road include CraneServe, offering the supply and installation of cranes, and James Hargreaves Plumbers Merchants.
