The Swynnerton Estate in Staffordshire is the family seat of Lord Stafford who resides at Swynnerton Hall in the heart of the village. After a lengthy planning negotiation the Estate obtained permission for 22 houses in the village centre, which is a designated conservation area.
The Estate wished to retain a number of the houses as an income producing investment. It initially intended to sell the site to a developer taking completed houses as consideration but a decline in the market made that an unattractive proposition.
Rotherhill approached the Estate to see if it could unlock the opportunity. By providing a comprehensive development management service, and working closely with the Estate and its advisors, we were able to structure a solution that retains a greater proportion of the scheme’s value within the Estate and provides the flexibility of creating a capital or rental return subject to the needs of the business.
