An off-market purchase was agreed upon following non-performance by another party. The seller, an international data centre operator, had mothballed the facility.
The purchase was agreed on a subject-to-planning and ground-investigation basis.
On exchange of contracts, a ground investigation was commissioned in readiness for a planning application submission for comprehensive development. The site was marketed simultaneously and a credible party was identified and the site was subsequently sold.
